Recently I was wrapping up a 1 on 1 marketing session with a client at Starbucks in Bedford, TX. As I was packing up my laptop I turned and noticed several young teenage boys, dressed in athletic wear in the store.
I didn’t think anything of it until I saw the adult male with them wearing a bandana on his head and warm ups. I thought to myself “That looks like Deion Sanders!”
As I got into my truck and about to leave something told me to wait. A few seconds later the gentleman walked outside and I simply said “Hi Mr. Sanders how are you today?” He said I’m doing well how are you? (with a smile). I told him I was doing great and had something I wanted to give him.
He approached my truck and I handed him my book “21 Steps on How to Take Action and Get Results in Real Estate.” He read the title out loud then looked at me and said “You in Real Estate?” I said yes I am with a smile. He said is your contact information in the book, phone number, website…etc? I said “It sure is.” Then he shared with me that real estate has been good to him.
He thanked me for giving him the book and I told him your welcome and we both got in our vehicles and left.
There are 2 reasons I am sharing this story with you. #1 ALWAYS be prepared when opportunities present themselves. Do you have business cards, brochures, flyers, your product(s) with you at all times and share with people what you do?

If not you are missing out on potential opportunities to get leads, deals and make powerful connections!


#2 is FOLLOW-UP. I sent a tweet to my followers on twitter and tagged Deion in it simply saying it was a pleasure meeting him and he responded back! (see below)

Who knows if anything (deals, sales) will come of this but one thing I do know is the legendary, world class athlete Deion Sanders “aka” Primetime has a copy of my book that I personally placed in his hands.


The message I am simply sharing is to eliminate fear, be prepared and take action when opportunities present themselves because one meeting and/or exchange can change your life!

How to Wholesale a Listed Property

I was recently asked if you can wholesale a house that was listed by a realtor. There are several things you have to consider as a wholesaler when dealing with listed properties. Keep in mind I’m not talking about REO listings or using other creative options such as lease to own but homes that have been listed with a realtor because the owner wants to try and get retail value or close to it.

Recently I hosted the 1st ever TAW (Take Action Wholesaling) LIVE Event in Irving, TX May 2nd and 3rd with the help of my team and volunteers. Being connected is paramount for success in the 21st century. Unfortunately, business and success is undoubtedly about whom you know and who knows you, not what you know.

Despite having just graduated college and feeling duly prepared to start your new life, you might actually be far from nailing that job you thought you had in the bag.

You’ve built the foundation of your knowledge with a college degree, but it’s now up to you to build your network of business connections.

Networking takes two main approaches: virtual or face-to-face. It’s important to utilize both strategies to expand your professional network.

As you will learn from the list below, you might never even meet select connections in person, but the ability to resort to them as virtual resources and mentors has exponential advantages. Likewise, it’s imperative to have people you can rely on in person.

Here are the best ways to create and maintain connections.


Join various groups relevant to your industry, get in touch with like minded individuals and groups that are in your niche.

If you want to do a little more than that, I suggest joining groups for power networkers, which means they are open networkers and willing to connect with anyone.

Having your profile with 500+ connections is a good start for meeting new connections even quicker, as it shows that you already know a lot of people and people will like that.


You would be surprised by the caliber of people I’ve met via Twitter from a professional point of view. The hashtag is really under-utilized – most people just use it to keep up-to-date with popular and mundane events.

Instead, use Twitter the search facility to find hashtags relevant to your industry. You will be able to then find relevant users in the field, and you can then proceed to chat and bounce ideas off each other.

Family and Friends

Family and friends are often overlooked. We fail to realize that our friend’s friend’s father is the CEO at a company in our industry, or field.

Chances are, someone in your network is able to introduce you to people who could be beneficial to you breaking into the industry. It’s important to be able to reciprocate the helping hand, however.

People who just take and fail to give are quickly brushed aside. A successful networker will be able to give and take, not just take.

Networking Events

There are tons of events out there, you can find them by simply googling “your niche networking events” to reach out and get yourself noticed. Note: Be sure to bring some business cards with you. They are such a small investment, with a big payoff. You can also create a SavyCard and stand out from the crowd, create one here its free!

As with anything in life, people will be quick to judge your approach and more often than not, assume their approach to being connected/networking is superior.

Instead, try and listen to what they say, take note and you just might learn something new! Improving the way you network should be an ongoing process.

With unemployment levels at an all-time high, employers will be looking for graduates and those without university degrees with more to offer than those with — be that person.

Always be a person of action!
